The interest for vacation homes in Greece from U.S. citizens is soaring, according to a study conducted by Elxis-At Home Greece. The outcome of the recent American presidential elections has triggered a wave of disappointed people seeking to relocate abroad, preferably to counties in Europe, as the study reports.
The firm, specializing in the buying and selling of vacation homes in Greece, reports that since the night of the elections and for the next two weeks, the number of visitors from the U.S. to its website has increased tenfold compared to the same period in 2023.
The number compared to Oct. has increased by four times, while requests for property viewings for purchase have also risen at the same rate. Another indication is that in Nov., Americans surpassed every other country in visits to Elxis – At Home in Greece’s social media pages.
The figures clearly show the sharp rise in demand for vacation homes in Greece from American buyers after the elections, with this trend having already been noticeable throughout 2024.
The CEO of Elxis – At Home in Greece explains that U.S. buyers’ interest was already high in 2024 compared to the previous year, with figures revealing American visitors to their online site had increased by six times in 2024. However, what changed is the acceleration of this trend, following the U.S. elections.
He further noted that in 2024 12% of the company’s clients were Americans. The CEO forecasted that in 2025 buyers from the U.S. are expected to come in third, following clients from Germany and the Netherlands.
The latest official data released by the the Ministry of Migration and Asylum verifies this trend. Figures reveal that the initial issuance of residence permits to U.S. citizens reached 369, for October 2024, this represents an increase of 45.8% compared to the same month in 2023.
As a result, American investors through the “Golden Visa” program now hold the seventh-highest position among the individual countries. In fact, according to Elxis – At Home in Greece, this number is expected to increase significantly, as nearly 10,000 residence permit applications, dating from mid-2023 and onward, are still pending.
