Greek apartment building owners have until Dec 31 204 to register certification for building elevators. Non-compliance to the regulation will incur heavy fines on violators.

According to the legislation, all elevators must be inspected by accredited bodies to ensure their safe operation, and a related certificate must be issued. However, many older elevators, especially those installed before 2005, do not meet the necessary safety specifications and operate without approval.

The Hellenic Property Federation (POMIDA) representing property and building owners across the country in a letter to the General Secretary of Industry is once again requesting an extension of the deadline, this time until Dec. 31, 2025.

As highlighted, the financial inability of many property managers, combined with bureaucratic delays in the operation of the “Unified Elevator Registry” and the long-awaited revision of the Ministerial Decision on elevators, has led the situation to a deadlock.

More specifically, through their representative body, property owners highlight the fact that the vast majority of owners/managers of apartment buildings have not carried out the above actions, primarily due to the financial inability of the managements and the lack of any facilitation measures, leading to the lack of sufficient time for such actions.

PODIMA further points out that property owners should not be held responsible for the delay in light of the pending issuance of the Ministerial Decision for activating the electronic “Unified Elevator Registry.”

The unified registry is set to include all installed elevators, regardless of their year of construction or installation, upon request by the owner, manager, or their legal representative.

POMIDA urges extending the deadline for a further year, until Dec. 31, 2025, to allow sufficient time for the registry to be operational. This would enable direct elevator registrations within the system and ensure the issuance of the revised decision for elevators, including transitional provisions with staggered deadlines for registration based on the year of construction of each elevator.

This extension would facilitate both citizens and professionals involved in the related tasks and inspections.
